Hello, I am renting a house in Nevada, and I have renter‘s insurance covering up to $ 30k (there are three tenants and we are all very young and do not have much in the way of furniture, etc; $ 30k is probably twice the amount of our belongings combined, but better safe than sorry).

The landlord, who lives out of state, has some possessions in the backyard, including a motor home that we recently found out is unlocked, a locked shed full of his personal tools, and a trailer. We do not mind that these things are here, as the backyard is very large, but we have had some weird activity the past few days and I want to know if my renter’s insurance would cover his personal possessions should something get damaged or stolen. I do not know if he has his own homeowner’s insurance, etc but I would assume that he does. I have taken pictures of my belongings and my two roomates, who are listed on the renter’s insurance policy, but should I also take pictures of the landlord‘s possessions?

If my policy does not cover his possessions, can I be held liable for damages to his motor home, trailer, or things in the locked shed? How can I protect myself if I can be held liable?

  1. No, his property is not covered at all by your insurance.

  2. No your renters insurance would not cover his belongings. He should have separate insurance for his belongings. You cannot be held liable for his belongings unless you specifically caused damage to them.

  3. His insurance should cover his belongings – not yours. You cannot be held liable for his things unless you cause the damage.

    The only thing you should be doing is alerting the landlord that there has been strange activity and you are concerned for the security of his belongings.
